Broker Pre Licensing Education Requirements

1. Be 18 years or older
2. Provide proof of high school diploma or equivalent
3. Successfully complete 90 hours of education within 2 years before applying for exam. Education must include:
   1. 60-Hour Real Estate Fundamentals course
   2. 30-Hour Real Estate Practices course
4. Submit Criminal history questions and provide documents if necessary
5. Submit fingerprints for a background check when applying for initial licensure, as well as every 6 years afterward.
6. Before scheduling exam, must register as a student on testing vendor's site.
   1. Go to www.goAMP.com
   2. Click Portals Tab at the top of the screen
   3. Select "Washington Real Estate Licensing Examinations" under Student User section and follow registration instructions
   4. Students will need to use School Code to register under Kaplan Real estate (Previously Brightwood Career) S1401
7. Pass Broker's Exam

Managing Broker Pre Licensing Education Requirements

1. Be 18 years or older
2. Provide proof of high school diploma or equivalent
3. Have at least 3 years full time experience as an active real estate Broker or other qualifying experience as described in WAC 308-124A-713
4. Successfully complete 90 hours of education within 3 years before applying for the exam. Education must include:
   1. 30 hours of Brokerage Management
   2. 30 hours of Business Management
   3. 30 hours of Advanced Real Estate Law
5. Submit Criminal history questions and provide documents if needed
6. Applicants school must provide course completion information to AMP before ability to schedule exam. If applicant is not registered as a user on AMP website, provide registration instructions above.
7. Pass the Managing Broker's Exam

Broker First Renewal Continuing Education Requirements

1. Licenses expire every two years
2. Applicants are able to renew 120 days before expiration of license
3. Per WAC 308-124A-785 a broker's first active renewal must show proof of completing 90 hours of education, including:
   1. 30 hour Advanced Practices Course
   2. 30 hour Real Estate Law Course
   3. All new brokers will receive a 3-hour Fair Housing course as part of the normal 90-hour pre-licensing curriculum plus an additional 3-hours as part of the normal 90-hour first renewal post licensing curriculum.
   4. At least 27 hours other approved continuing education
   5. Hour must be started after the date of first licensure
4. Renewals can be done by mailing in paperwork or using online services

Broker Subsequent Renewal Continuing Education Requirements

1. Renewals are every two years
2. Applicants may renew up to 120 days before expiration of license
3. Per WAC 308-124A-790 a brokers subsequent renewal must show proof of completing 30 hours of education including:
   1. a. All active licensed brokers and managing brokers must take a Fair Housing education course as part of the required 30-hour instruction. The first active renewal after June 1, 2022, must include a 6-hour course on Fair Housing with every renewal afterward completing a 3-hour course.
   2. At least 27 hours of other approved education
   3. At least 15 hours must be completed within 24 months of renewal date
   4. Licensees may use up to 15 hours of unused education completed within 48 months of renewal date
